PHASE 1

Initial Consultation

We meet at the site or your current home to understand scope, style preferences, and goals. No cost, no obligation.

Project Feasibility

We review the site, any existing plans, budget parameters, and local design review or HOA requirements that will shape the project.

Team Assembly

For new builds, we coordinate with your architect and design team from day one. For remodels, we can recommend trusted partners.

PHASE 2

Planning & Pre-Construction


The decisions made here determine cost, schedule, and quality. We work through the details with precision before breaking ground.

Contract & Budget

We prepare a detailed scope of work and fixed-price or cost-plus contract. No surprises — every line item is transparent before you sign.

Selections & Specifications

Finishes, fixtures, materials, and systems are selected and locked in before construction begins — preventing costly mid-build changes.

Permitting

We manage all permit submittals with the city or county and coordinate with design review boards, HOAs, and neighborhood associations.

PHASE 3

Construction


John is on every jobsite, every week. We hold our subcontractors to the same standards we hold ourselves — and we never disappear once the contract is signed.

Site Preparation

Demolition, grading, foundation, and framing — the structural core of your home is built with the same attention to detail as every finish surface.

Weekly Client Updates

You receive a written progress report every week with photos, completed milestones, and upcoming schedule — so you always know where your project stands.

Quality Inspections

We conduct formal quality checks at every major phase transition — framing, rough-in, drywall, and finish — before proceeding to the next stage.

PHASE 4

Completion & Handover


The finish work is where great builders distinguish themselves. We don’t rush the end — we refine it.

Punch List & Final Inspection

We walk the project with you before final inspection, resolving every item on your list before the city signs off.

Owner Orientation

We walk you through every system in your new home — HVAC, plumbing, electrical, smart home, irrigation — so you know exactly how everything works.

Post-Completion Support

We stand behind our work. John remains available after move-in for any warranty items and to ensure your long-term satisfaction.
